
Since the 1st April 2011, Circle Living has taken responsibility for the management of Mole Valley Housing Association's (MVHA) leaseholders and homeowner homes.
The service is provided locally through a Circle Living team based at MVHA office at Regent House along side all other MVHA staff.
Circle Living is part of the Circle Housing Group and manages non-social housing properties on behalf of most partners in the group. This includes partners such as Circle 33 Housing Trust, Old Ford Housing, Wherry Housing, Roddons Housing, Russet Homes, South Anglia Housing and Merton Priory Homes.

Who is a leaseholder?
If you have bought a Mole Valley Housing Association (formerly Mole Valley District Council) flat or maisonette from us or from a private owner on the open market, then you have bought a lease which gives you (The Leaseholder) the right to live in your property for a fixed number of years (lease term). You may have purchased your lease through the ‘Right to Buy’ scheme or on the open market. You have the right to live in your home during the lease period while paying us ‘ground rent’ for the lease.
Ground rent is a fee you have to pay to us (Freeholder/Landlord) as a condition of your lease. It is usually a small amount (£10.00) per annum.
What is a lease?
The lease is a binding contract, enforceable in law that contains both your rights as a leaseholder and our rights as the freeholder/Landlord. We own the building in which you live and are responsible for looking after the structure, exterior and common areas of the block. As a leaseholder, you have to pay your flat’s share of the costs of maintaining the block and providing services. These are known as service charges. You have to arrange and pay for repairs inside your home (the demised premises). If you are unsure on any repair responsibility then please feel free to contact us prior to any works taking place and we will advise you accordingly.

If I decide to buy, what do I do?
Mole Valley Housing Associations sells homes to tenants under both the Right to Buy scheme and the Right to Acquire scheme.
There are several stages to go through when you buy your home. The links to the left explain the stages for both schemes and will tell you what you need to do at each stage and how long you can expect it to take.

If you were a secure tenant of Mole Valley District Council and became an assured tenant of Mole Valley Housing Association at the time of stock transfer (29th October 2007), you may be allowed to buy your home under the preserved right to buy scheme.

If you have become a tenant of Mole Valley Housing Association after the date of transfer you will be an assured tenant and will not qualify for the right to buy, however you may be allowed to buy your home under the Right to Acquire.

There is no cost, nor is there any commitment in making an application for the Right to Buy or the Right to Acquire. An application simply provides you with a definite sale price to consider whether you want to go ahead and buy.
