We have started fulfilling that promise and are now in our second year of the Decent Homes improvement programme, which will see £129 million invested in homes upgrades over the next ten years, as MPH takes the homes a step beyond the Decent Homes Standard to the
Merton Standard (1.2 MB).
Since MPH awarded the Decent Homes contracts to our three contractor partners, Apollo, Wates and Vinci in July 2010, we have been working closely with them and resident representatives to mobilise the Decent Homes works which will see thousands of kitchens;bathrooms; front doors and back doors; roofs; windows; boilers; electrical rewires, and insulation being installed over the next five years.

Apollo will be upgrading homes in Mitcham (Area 1)
Wates will be upgrading homes in Morden (Area 2)
Vinci will be upgrading homes in Wimbledon (Area 3)
Eligibility
We will carry out a survey of all of your homes. This homes survey will identify whether elements of the homes are in need of replacement. A home being identified for survey is not a guarantee that Decent Homes work is needed to bring the home up to standard.

MPH appreciates that many of you have waited a long time to hear when your home will have Decent Homes work done. We can assure you that we will fulfil all our promises and that everyone who needs a new kitchen and bathroom will get one within the next five years.
Internal and external works
We will be carrying out internal and external works at different times, meaning that homes will not have inside and outside works done at the same time. This has been arranged to improve the customer experience and maximise our ability to plan works around other factors, such as weather.
Small Blocks and Street Homes (External Decorations)
One of MPH’s transfer promises was to complete external decorations for small blocks and street homes within the first two years of transfer. Homes in large blocks and street homes within one of the 22 large estates, requiring external decorations will form part of external decoration programme Year 3 – 5.
All homes requiring external decorations will be returned to a 5 year cyclical decorations programme.
External decorations include painting windows, doors (when not due for replacement), and any other previously painted surfaces (such as walls, stair nosings, handrails to communal areas, external walls and rainwater goods) when it is required as part of the planned programme. Previously painted surfaces, for example, walls, windows and doors will be repaired if necessary prior to re-decoration.
Energy efficiency
Homes rated as less than SAP (Standard Assessment Procedure) 25 will be upgraded with improvements such as improved heating, loft and cavity (wall) insulation, double glazing and energy efficient boilers. This is part of MPH’s Affordable Warmth Strategy.
Materials and finishes
Residents have been involved in selecting a range of materials and finishes to be delivered by the Decent Homes programme. This includes deciding, as a team, on the most suitable options for all elements of works such as kitchen worktops, floor coverings, tiles, front doors and paint.
Each resident eligible for work will be able to make a final selection of materials and finishes from a range of options available.
